With all new buildings and substantial reformations, it is best to obtain at least three separate tenders for the work; we suggest which constructors are most suitable for the size and complexity of the work.
We provide a comprehensive and tested legal document in Spanish and English, which defines all aspects of the relationship between the Promotor and Constructor which is amended to take into account any particular issues raised by either party.
ON-SITE PROJECT SUPERVISION
Building quality is clearly defined in the contract documents (specification), but this has to be checked and verified as the work proceeds by making weekly inspections. The appointment of an Aparejador (Construction engineer/Technical Architect) is a legal requirement for all major work. We collaborate with a highly experienced Palma based firm who undertake the health and safety issues and structural calculations which have to be approved by the OCT (Office of Technical Control) which issues a 10 year structural warranty.
Financial planning and management is a vital part of the service that we offer so that clients are aware of the cost of each element of the project and receive the correct Certification of the completed work. This is based on our mediciones or Bill of Quantities which states the amount and rate for each item of work and forms part of the project and contract documents.
