In Mallorca planning negotiation forms the first essential step towards a successful building project. We offer detailed planning advice to evaluate development potential and building restrictions. Before requesting municipal planning permission, we fully investigate the planning situation across all relevant departments, both at a townhall level and at the Island Council and its different sections.
Construction licenses are required for any project involving structural alteration, enlargement or significant modification to existing buildings.
Following initial planning investigation and client brief, an outline sketch design is developed in collaboration with clients, which is then referred back to the relevant planning authorities. Once this preliminary ‘ante-project’ is agreed, the architectural design project is then developed to the detailed design stage, known as the ‘Basic Project’, which can be submitted to the town hall. This application for building permission, known as the ‘license of works’ lasts several months depending on the municipality and the specific planning procedures involved. Once building permission has been granted, the technical design is then produced.
We organise project tendering, and then carry out complete construction project management. This involves detailed on-site supervision throughout the construction process as well as financial management of the project.
For existing buildings, we provide building surveys and the necessary information required to apply for either legalisation projects, or for planning permission for new buildings, extensions or reformations of historic buildings.
